Urban Ready is the trading name of Urban Residential Services Ltd (company no. 16964587), a London-based company directed by Lukasz Kukulski. We are a B2B property-readiness and operational-infrastructure provider for the serviced-accommodation supply chain.

We prepare, furnish, fit out and maintain long-term residential properties to a guest-ready standard. We take the properties operators and landlords hold and make them guest-ready — furnished, fitted out and operationally set up — then keep them running behind the scenes. We furnish complete packages room by room, coordinate utilities, council tax, broadband, fire safety, smart locks, cleaning and maintenance, and bring a consistent standard across a portfolio so operators can add units without rebuilding their setup process each time.

Who we work with

We work exclusively with businesses — operators, landlords, developers and investors — and the partners around them. We are deliberately not guest-facing.

What we don’t do

Urban Ready does not contact or host guests, hold listings on Airbnb, Booking.com or other online travel platforms, run short-let bookings, or charge variable rent. We are a fixed, commercial mid-layer that prepares units — operators handle guests, listings and pricing.

How we work — independence by design

Urban Ready operates at arm’s length from everyone we work with. Every relationship — with suppliers, operators, landlords and partners — runs on a written agreement at market rates. There is no exclusivity in either direction: each party is free to contract with third parties, and any counterparty can be replaced without operational collapse. We deliberately avoid economic dependence on any single counterparty, so the business stands on its own.

Compliance & supply chain

We work through a vetted, UK-based supply chain and act as a single point of contact for clients — covering fire-safety equipment, gas and electrical readiness, and the compliance servicing a lettable unit needs. Furnishing and fit-out are delivered to a consistent, insured standard.
